    The behaviours to be followed in our B&B are not only those set by law, but especially those recommended by common sense and mutual respect.
Stay in a B&B
    A B&B is a private apartment where one or more bedrooms, as well as some common spaces, are put at guests’ disposal, while other spaces are at exclusive use of the owners. This accommodation service includes breakfast.
    The booking request can be made by email. We will send you an email to confirm your successful booking, with all information concerning the B&B and the down-payment procedure (a down-payment corresponding to the 40% of the cost of the stay has to be paid by bank transfer). The rest of the amount has to be paid cash at your arrival in the B&B, before collecting the keys.
    The cancelation policy for the B&B is as follows: if cancelation is made fifteen or more days prior to the date of arrival, the down-payment will be entirely refunded. If cancelation is made seven to fourteen days prior to the date of arrival, 50% of the down-payment will be refunded. If cancelations is made less than seven days prior to the arrival date no down-payment will be refunded.     The B&B is a little family run business and there’s no reception service available around the clock as in a hotel: that’s why every guest has to communicate his estimated time of arrival, at least in the morning of the arrival day.
    Coming to the B&B without letting us know the time, can create long waiting times. Such a misunderstanding it’s not a good reason for complaint or claim for refund.
    At the moment of your arrival in the B&B you have to show a valid identity document (passport, identity card or driving licence), compulsory to fill in the registration form as required by law. Personal data of our guests will be treated in accordance with the privacy legislation.
    Once you have filled the registration form, you will be asked to pay the final balance for your stay, which will not be refunded in case of early departure. The Payment has to be made in cash, because the B&B doesn’t accept credit cards. According to the law, the B&B is not a commercial activity and doesn’t have to issue a fiscal document. To prove your payment we can issue a receipt with the sum and information about your stay.
    After that, we will show you the bedroom and the corresponding bathroom assigned to you, as well as the common spaces at your disposal. Except for particular needs of our guests, rooms will be assigned between 17:00 and 19:00. We will give you the keys of your room, that you have to return on the date of your departure (be careful not to lose the keys, their replacement costs 100 € and in case of loss you will have to pay the whole sum).
    Guests are not allowed to introduce anyone in the B&B, at any time of the day, for public safety reasons.
Luggage
    The B&B accepts no responsibility with regard to the loss, theft or damage of objects of your property left in the rooms, if these were not given to the reception at your arrival for the custody, and to eventual damages to people, animals and object by and to third parties.
    You’re not allowed to leave personal objects in the common spaces. If so, we accept no responsibility.
Cleaning   
Towels are changed and rooms are tidied up every 3 days for stays longer than 5 days.

    • Linens and towels can also be changed on request by a small extra fee:

- Towel set change: 3 euro
- Change of bed linen: 5 euro

 

  • You normally must leave rooms and bathrooms before 11:00 a.m., to allow us to tidy up and clean the room daily. You’re asked to put your personal effects so that we can do the cleaning. After 11:00 a.m. the daily cleaning will not be certain. We recommend you to use the restroom correctly and politely, without throwing anything in the WC (use the appropriate waste basket). Linen and towels are changed every three days and for each new guest. We will be thankful, if you throw on the floor only the dirty towels, you want us to change.

    Inside your bedroom and bathroom you will find everything you need: blankets, pillows, towels, personal hygiene products, etc. In case you need something else, please let us know: we will do all we can to please you.
Eventual damages
    If a guest causes damages to the structure, to accessories pertaining to the assigned spaces or to anything else, he must inform immediately the owner and, after the necessary checks, he will be charged for the relative costs.
Smoking
    In our B&B smoking is not allowed. The compliance with this simple rule comes from the need to protect non-smokers and people arriving after you in the B&B; besides that, it’s a fire protection rule.
Peace and quiet
    Our B&B is located in a peaceful and silent area! Therefore, we ask you to observe a total silence between 10:00 p.m. and 8:00 a.m. and between 2:00 p.m. and 4:00 p.m. and to maintain a behaviour that in no moment of the day and in no way could disturb other guests’ tranquillity.
Other prohibitions
    Inside the structure guests are not allowed to use foot-warmers, electric heaters, camp stoves and similar objects, because they can damage the structure, people and objects. Guests are not allowed to prepare and eat meals inside the room. Furthermore, we recommend you to turn off the light every time you leave the room.
